What are you looking for in a tenant?

I'm looking for a great tenant to replace my 1-year lease which goes to mid-May 2022 - I haven't even moved in, but my current place offered me flexible lease terms which is critical to me so I'd much rather renew at my place. A sublease is doable as well but I'd like it to be for the full 1-year (and in that case a takeover makes more sense to me). The tenant has to pass the usual qualifications (40x rent, 650+ credit score etc) - just looking for a mature, responsible person!

What do you love about this place?

It's an *incredible* area - Lower East side, right between the Delancey and 2nd Ave stops, with amazing food, bars, and cultural venues right on your doorstep (and Essex Market and Trader Joe's only a few blocks away for the groceries!). The living room at nearly-20ft x 11ft is one of the biggest I've seen in this neighborhood, with high ceilings and large windows. The kitchen has all-new appliances and I will throw in the AC I'd bought for there for free as well. The bedroom/home-office space is small but will fit a queen bed with wardrobe. It's a second-floor walk-up with the stairs quite high, which I've found good in terms of less noise (and the window faces the back instead of the main street). It's freshly caulked and painted and I've only been inspecting the place for a few days, but I've found all the utilities like water to be reliable. Also, it's pet-friendly! Also, at $2k this is $950 less than it was before COVID, so I think it's just a pretty amazing deal (and that's $2k flat, not a net sum with concessions). What isn't so great about this place?

I don't like the fact the bedroom/home-office space doesn't have a window - the previous tenant used it as a crafts space, though I believe earlier tenants used it as a bedroom and it does fit a queen-size bed easily at ; the living room is also large enough to fit a king bed alongside the usual living room furniture (sofa, TV, shelves etc). I heard something about how the AC should be able to route to that room, but you'll have to clarify with the property manager how to do that (my thinking was just to get a tower fan).
