Description

Why are you looking for a renter? We are looking to sublet our 2 bedroom, 2 bath for 7 months, with option to extend lease afterwards. This is our first home as a family (we have a 2 year old) and we've built many memories here. We're hoping someone can continue making their memories here as well. What do you love about this place? The unit includes modern KitchenAid and Bosch stainless steel appliances. It has Quartz counter tops and a large kitchen island. There is also a Bosch washer and dryer unit along with large closet spaces throughout. The building has an excellent range of resident amenities with several indoor and outdoor spaces for your family to enjoy. They include a garden area, outdoor movie theater and lawn, rooftop sky lounge and terrace, multiple resident lounges, children’s playroom, outdoor pool and terrace, summer kitchen and grill area, and a gym. There is also bicycle storage and additional storage available for purchase if needed. The Forge is a full service doorman and pet-friendly building located on a cul-de-sac one block from Court Square. The location provides easy access to Queensboro Bridge, the LIE, and multiple MTA subways (Court Square, Queensboro Plaza, and Queens Plaza). What isn't so great about this place? Unfortunately during Covid-19 outbreak all amenity spaces were closed initially. They're slowly opening some common areas and outdoor spaces this summer.

“Pravesh, the terms and process is clearly listed on the listing. Price is $3750 per month, and sublet terms end on June 30th, 2021. The apartment will be cleaned and unfurnished once I move out, and you are open to discuss lease extension terms with the building manager once you move in. Here is the process to apply, via The Forge building manager: -submit an application online at www.renttheforge.com [must hit "APPLY" then choose "INDIVIDUAL"] and all supporting documents directly to us to qualify for the assignment of the lease. The app fee is $20 for the leaseholder and $20 for the guarantor, if needed, which is non-refundable. The supporting documents from the leaseholder and guarantor are as follows: • Copy of their government issued photo IDs • Filled out and signed Authorization form to ReleaseRecords • 2 most recent pays-tubs OR 2 mostrecent years oftax returnsifself-employed (yearly compensation or AGI must be 40X the monthly gross rent or 80X in case of a guarantor) • Most recent complete bank statement from leaseholder and guarantor 7 – If and once approved, assignor(s) & assignee(s) would be signing hard-copy assignment documents and returning them to us. If signing is occurring outside the leasing office, the documents/signatures must all be notarized. 8 – One (1) month’s rent is due from the assignee(s) at assignment signing which will be applied towards their first month.“
